REAPPRAISAL INFO UPDATE...What the Appraiser is looking at during a Reappraisal Home inspection....

We've had a lot of questions about what to expect...so this is what the Appraiser is looking at during an inspection:)
The lay of your land...slope; wet/dry; the type of road you live on, ease of access, view...
The structure, condition, materials used and age of: exterior walls, roof, porches, decks, windows, interior walls, ceilings, floors, cabinets, wiring, heating systems, basements, foundations...things like that. They will also take a picture of the exterior structures.
WORRY NOT about clutter, dust, cleanliness, stuff in general! We all LIVE in our homes and we expect to see that you do the same!
As we listers travel with the appraiser on about 25% of his inspections, we are boots on the ground learning what is reflected in the program codes used for valuation so that we can keep the same equity level in the evaluations of future improvements after this town wide appraisal is finished. All valuation tool information will stay the same until the next town wide reappraisal...so for awhile!
